This Handbook contains the guidelines, rules and information necessary to ensure the comfort, safety and health of each and all the residents and to promote harmonious and compatible relationships. Also, the purpose of the rules is, very importantly, to preserve the standards of quality and appearance of our property necessary to protect our substantial investment in our homes.

Moving Policy

All owners must notify the management company, in writing, of any changes in occupancy within thirty (30) days.

One professionally printed "FOR SALE" sign may be placed inside the window of a condominium unit. Exterior "FOR SALE" signs either in the unit area or elsewhere on condominium property are prohibited. One "Open House" sign is permitted on the day of the open house.

Keys and Locks

You were provided keys when you purchased your unit. The Association does not have a duplicate set of keys. Contact the North Canton Post Office regarding repairs and/or replacements for your mailbox or keys.

Personal Conduct
It is requested that you and your guests consider and act in a way that will not disturb the quiet enjoyment of other residents. We hope that you will respect the community and your neighbors.
Negligence
You are financially and legally responsible for damage to condominium property due to your negligence or that of your guests. There will be charges for damage to the common areas such as trees, shrubs, grass, etc. Administrative replacement cost and labor charges will vary according to the damage.

Community Appearance

A comfortable, attractive and safe community is provided for everyone's enjoyment. Therefore, all 1ules concerning conununity appearance are designed to help maintain these standards. All must share in this responsibility.
Unsightly clutter must be properly stored when not in use.

There shall be no cluttering of porches, no writing or drawing on the

driveways, no clotheslines, swing sets, wading pools or basketball hoops on the common areas.

Pets are allowed as described in the Administrative Rules and Regulations. Watering
During the landscape season residents as asked to water the lawn and shrubbery adjacent and proximate to the unit. Landscape watering must be done often enough, particularly during the hot dry smmner months to prevent browning, disease and dying of the grass.

Soliciting
No soliciting is pe1mitted on condominium property. Solicitors should be reported to the City of North Canton.
Rubbish Removal
The condominium association has contracts with a rubbish removal service. If you have any questions about the removal of large rubbish such as tires, furniture, etc. please contact the management company.

SQecial Needs
When the exterior of a unit needs modification to meet special needs, the Board of Directors should be contacted in writing with a drawing of the proposed remedy. No reasonable request will be denied.

Inside Your Unit

Individual unit air conditioners are the responsibility of the unit owner including the outside equipment and pad.
Call your natural gas supplier (Dominion East Ohio etc.) to report gas appliance malfunction. DO NOT attempt to light the appliance.

If water pipes freeze or break, shut off the water at the meter and contact the management company immediately. To prevent freezing during extreme cold, leave water dripping slowly, and keep cabinet doors open so wann air

can circulate.

Residents who neglect to pay utility bills are responsible for any damage caused as a result of non-payment.
Emergency Definition (any situation that is threatening to life or property)

Don't hesitate to call about items which constitute an emergency and could damage property, such as: gas fumes, fire or fire hazards (loose electrical wiring) water leakage, etc.

Non-Compliance of Administrative Rules and Regulations

At times the Board is placed in the unfortunate position of fining residents. It is only when circumstances leave no alternative that this action is taken. Some circumstances that can lead to this action include:
A. Late payment of monthly dues
B. Failure to abide by terms of Administrative Rules & Regulations
C. Failure to correct problems cited by the Board of Managers
D. Abusive conduct to other residents, including striking, threatening, verbal abuse, etc.
E. The conduct of children or guests which is abusive to unit residents or others.

Re:​Administrative Rules and Regulations
The enclosed document is the Administrative Rules and Regulations approved by the Board of Directors.

These rules and regulations are written to provide an explanation of day-to day issues and responsibilities of each condominium unit owner. It is not intended that they replace the CONDITIONS AND RESTRICTIONS set forth in Maple Creek CONDOMINIUM DECLARATION OF OWNERSHIP AND BY-LAWS.

The Board suggests all residents read and fully understand these documents. Any questions should be directed to a Board member.

Residential Unit Requirements
Units shall be occupied and used for single-family purpose and only as a private dwelling. Units may be rented. Renters name, phone number, and vehicle information must be given to the Board of Directors within 30 days of occupancy.

All occupants must abide by the terms ofthe Declaration, By-Laws and Rules. Owners are to give a copy of the Rules and Regulations to their renter and they must abide by them.
Noise or Disturbances
Any excessive noise or activity that creates a nuisance, distracts or disturbs others is prohibited. Continuation of a nuisance problem, if unresolved between residents, should be reported to the management company.
Skateboards and Bicycles
Skateboards, skateboard ramps, and roller blades are prohibited within the Condominium Property.
The operation of bicycles, snowmobiles and other motorized and non motorized vehicles is prohibited on the lawn areas within the complex.
Common and Limited Common Areas
The Condominium Property outside of the Owners units, land and improvements, is tenned Common Areas and within the common areas are portion of the property tenned limited common areas (Condominium Owners private area).
Limited Common Area
Owners are responsible for the maintenance, condition and appearance of their limited common areas. Limited common areas that are designed specifically for each individually owned condominium unit is the responsibility of the owner. Owners are also responsible for the repairs and maintenance of the patio and rear yard. Rubbish, debris and any other unsightly 1naterials are prohibited.

Plants and Exterior
Seasonal flowers and bulbs may be planted in the limited common area. Plantings and shrubbery must be trimmed, maintained, and weeded. The planting of trees in the limited common area is prohibited.
Residents requesting special landscaping or modifications in the limited common area shall put their requests in writing to the Board of Directors. No work can commence on the special landscaping until the Board's determination is received.
At the end of the growing season, unit owners shall clean out the flowerbeds, planters or hanging baskets.
Holiday Decorations... (Christmas, Easter, Halloween, etc.) are allowed, but should be removed within two weeks following the holiday season.
Decorations may be placed on the front doors throughout the year...WITHOUT the use of screws or nails.
Lawn furniture may be used in the limited c01nn1011 areas. It is asked that you remove lawn fmniture and store it in the offseason and when ground maintenance is scheduled.
No nails or screws shall be used on the outside of the unit.
Barbecue grills must be stored and used behind the condominium unit. An owner may not construct any type of barbecue pit enclosure. The grill must be maintained in good working order as well as appearance by the owner.
Portable gas grill propane tanks must be stored on patios, not inside the unit or garage.
Any outside structures including tool and storage sheds of any type are not pennitted on the condominium limited common area or common area grounds.
Storage of any articles must be inside your unit or in the garage.
When walking on the collllnon areas, as a comiesy to unit owners, it is

suggested a reasonable distance be kept from private residences, especially when walking a pet.

Parking and Parking Areas

Parking in front of garages is prohibited. No parking in front of trash receptacles is permitted. Ample parking is provided in the main parking area. Parking other than in garages must be in outlined parking areas.

The following vehicles shall not be stored or parked overnight on driveways or common grounds:

Trailer, travel trailer, mobile home Snowmobile
Recreational vehicle Collector's historical vehicle All terrain off-the-road vehicle Boat or boat trailer
Motorcycle, motor bike, or motor scooter Any vehicle licensed as commercial
Any of the above listed vehicles may be kept in the garage of the unit, providing they can be contained within the garage and the garage door can be closed.
Unlicensed, expired license, or disabled vehicles cannot be parked or stored on common areas or driveways.
All vehicles are to be registered with the management company. Parking permits are to be displayed on each vehicle.

Snow Removal
Maintenance crews will plow when there is two (2) inches or more of fresh snow. Drives, parking areas will be plowed. Vehicles parked in restricted areas will be towed at the owner's expense. Sidewalks and steps will be shoveled.

Glass Policy

Unit owners are responsible for replacement of broken windows or broken springs in the window casements and doors.

Dues and Assessments

Monthly maintenance fees shall be paid by the fifteenth of the month. A late charge will be assessed for not paying monthly dues on time.

An administrative late charge of Ten Dollars ($10.00) per month shall be incurred for any late payments. Late fee payments are applied to the account balance first.

Any cost including attorney fees, recording costs, title reports and/or court costs incuned by the Association in the collection of delinquent assessments shall be added to the amount owed by the delinquent Owner.
Insurance

As a condominium prope1iy, a master policy for insurance coverage (exterior of buildings) and required flood insurance is purchased by the Association.
Each unit owner is responsible for securing insurance personal property and personal liability insurance (interior unit).

Utilities

Each unit owner is responsible for payments of his/her individually metered utilities.

Cable and/or Telenhone Lines

Cable and/or telephone lines may be installed within the unit. No outside lines are pennitted, unless approved by the Board. All requests must be in writing.

No satellite dishes are permitted.

General Re12airs

When replacing doors, windows, garage doors or any item that can be seen on the exterior of the unit must be replaced with the same style already being used. Any changes of appearance must be approved by the Board of Managers.

Screen replacement or repair is the sole responsibility of the unit owner.

Do not damage the exterior of the building in any way. Do not attached any item with nails or screws without getting the approval of the Board of Managers.

Exterior painting when required is the responsibility of the Association, including front doors. No exterior painting is to be done by the resident.
All locks are the responsibility of the unit owner.

Painting of garage doors is the responsibility of the Association. All other repairs for garage doors, including locks, springs, garage door openers, seals (weather stripping) and component parts of the garage door is the responsibility of the unit owner.

If a garage door needs replacements, please contact the Board of Directors.

Pets

Residents are permitted to have one common household pet less than 25 pounds. No wild or exotic animals are permitted. The Board of Directors has the right to define the type of pet that is permitted, such as dogs and cats, etc. Tame rabbits, ducks, snakes, etc. are not considered common household pets.

When a pet is not within the confines of the interior of the unit, pets shall be supervised and kept on a leash within the limited common areas and on a leash when exercised. This is also a City of North Canton ordinance.

As a common courtesy, it is the responsibility of every pet owner to immediately clean up animal wastes.

Ties and chains are to be a length that will not allow pets to travel beyond the limited common area and may not be left unattended.

Pet owners are responsible for repairs/replacements necessary due to their pet's destruction of the lawn, trees or shrubs in the common areas. This destruction can be caused by, but not limited to, repeated urination in the same area.
All owners have a right to the quiet enjoyment of their units and to be protected from dangerous animals. If the Board receives a complaint about loud animal noise or threatening actions, the Board at its discretion may issue a waining to the animal's owner or assess fines to the owner.
Residents who have pets are responsible for keeping them in a healthy condition and see that their pets have all the required shots, such as rabies and distemper prevention.
Failure to comply with Association Animal Policies will result in a written notice of noncompliance to the Unit Owner for the first offense, when pictures or eyewitness accounts are submitted to the Board. Upon a second occurrence, a fine of twenty-five ($25.00) dollars shall be assessed to the Unit Owner. Upon a third occuITence, a fine of fifty ($50.00) dollars shall be assessed and upon a fourth occUITence, and thereafter, a fine of one hundred ($100.00) dollars shall be assessed.

Com12laint Procedures

Complaints against anyone violating the n1les are to be made in writing to the management company.

The owner shall be responsible for any violations of the Declaration, By Laws or Rules by their guests, or the occupants, of his/her unit.
Miscellaneous

Garage and yard sales are not permitted within the complex. Clotheslines shall not be strnng on the outside of the units.
For security reasons and to discourage animals (woodchucks, rabbits, mice,

etc.) from taking up residence, it is suggested garage doors be kept closed.

Stonn doors are to be the same design for all units. Please check with the Board of Directors or the management company for style requirements before purchasing the door.

A ventless fireplace unit may be installed, with prior Board written approval.

Any and all damages to co1TI1non areas caused by an Owner, children, pet or guest of an Owner, must be repaired or replaced at the expense of the Owner.

Littering is prohibited. Residents are asked to rep01i abusive littering to the management company.
